828 Real Estate LLC is committed to complying with all applicable laws, including all Fair Housing Laws. It prohibits discrimination based on race, color, creed, sex, marital status, age, source of income, and national origin.

MINIMUM REQUIREMENTS & QUALIFICATIONS FOR APPLICANT ELIGIBILITY

Application

Any person living at the residence who is eighteen (18) years of age or older MUST complete the following: 

  • Lease Application

  • At the time of Application Submission, pay a non-refundable Application Fee of $60.00

    • Accepted Payment Methods for the Application Fee are Check or Money Order,  payable to '828 Real Estate LLC'

 

Rental History

  • Proof of positive rental or mortgage payment history for one (1) year is required

  • Rental and/or Mortgage History must show no evictions in the preceding five (5) years.

Inability to properly fulfill this requirement may require twice the Deposit Amount be paid at time of Lease Execution.

 

Criminal Background Check

A Criminal Background Check will be conducted on each Applicant.  Positive identification of any felony and/or violent criminal offense within the preceding ten (10) years will  constitute grounds for denying one or more related Applicants.

Employment History

All Applicants must have held legally verifiable employment for the preceding twelve (12) months with verifiable income.  Applicants may have held more than one position during this time period, provided the gap in employment is no more than thirty (30) calendar days in duration.

Income Requirements / Verification

Verifiable Household Gross Income MUST be three times (3x) the Monthly Rental Amount specified in the Lease Agreement.  The amount of Verifiable Household Gross Income may be calculated by totaling  all amounts of Gross Income by any individual eighteen ( 18) years of age or older living in a single household.

Proof of Income

Proof of Income can be demonstrated by providing one or more of the following documents:

  • Most recent Pay Stub(s) from Verifiable Employer

  • Federal and/or State Income Tax Returns

  • Documentation from the issuing organization, entity, or governing body showing receipt of recurring income from child support, alimony, retirement, or other similar forms of recurring income.  Such documentation must also clearly state the frequency and amount of payment received.

 

Bank statements will not be accepted as proof of income.  Questions surrounding acceptable documents for Proof of Income should be directed to your Leasing Professional.

Security Deposit

Prior to move-in, Tenant will be required to pay the equivalent of one (1) month’s rent as their Security Deposit.  Accepted Security Deposit Payment Methods are Cashier's Check or Money Order, made payable to 828 Real Estate LLC.  No exceptions to this policy will be granted at any time.

Pet Policy

Pets residing within the Leased Property are subject to pre-approval prior to Application Acceptance.  If pet(s) are approved:

  • At the time of Security Deposit Payment, Tenant will be responsible for paying an additional non-refundable 'Pet Fee' of  $300.00 per approved pet. 

  • As part of Monthly Rent Payments, Tenant will be responsible for paying an additional $25.00 per month 'Pet Rent' per approved pet.

Additional 'Pet Fees' may be paid out monthly with prior approval.

Lease Terms 

The Term of each Lease Agreement varies by property.  Please contact your 828 Real Estate LLC Representative for the specific Lease Terms for your Agreement.

 

Renters Insurance

Prior to move-in, Applicant(s) must provide proof of a valid, active Renters Insurance Policy.   Said policy shall be for a minimum value of $300,000.00 in Personal Liability Insurance, with 828 Real Estate LLC listed as an 'Additional Insured'.  The Property Owner carries Insurance solely on the associated dwelling and is not responsible, nor can/will be held liable, for the Personal Property of any/all Tenants for the duration of the Lease Agreement.  Applicant(s) will be required to provide the Name of their Insurance Carrier, Insurance Policy Number, and Insurer Contact Information for verification purposes.

Utilities

Applicant(s) are responsible for the connection, payment, and disconnect of all Utility Services.  Prior to move-in, Applicant(s) must provide current Account Numbers for connected Utilities associated with the Lease Address.
