MINIMUM REQUIREMENTS & QUALIFICATIONS FOR APPLICANT ELIGIBILITY

Application

  • Any person living at the residence who is eighteen (18) years of age or older MUST complete a Lease Application.

  • Applicants must pay a non-refundable application fee of $60.00.

  • We advise calling our office at 405-701-8881 and verifying if we have other applicants in line before paying the non-refundable application fee.

 

Rental History

  • Twelve (12) months of verifiable positive rental history or mortgage payment history for the preceding year is required.

  • Positive rental history to include paying on time, not having any lease violations, having provided proper notice to vacate to any proceeding landlords, and not having outstanding balances with any proceeding landlords.

  • No evictions on record for the preceding five (5) years is required.

  • Accommodation may be owner approved for a special dispensation if a prospective resident does not quite meet this requirement such as a double deposit or co-signer.

 

Criminal Background Check

  • A Criminal Background Check will be conducted on each Applicant.

  • Any felony record and/or violent criminal offense within the preceding ten (10) years will constitute grounds for denial of application - or require additional approvals depending on the specifics of the situation.

Income Requirements

  • Applicant group must be able to provide a verifiable Household Gross Income three times (3x) the monthly rental amount of the property.

  • Household Gross Income is calculated by totaling all verifiable gross income by any individuals eighteen (18) years of age or older whoa re applying for residency in a single household.

  • We accept the following forms of proof of income:

    • Pay Stubs from a verifiable employer​

    • Federal or State income tax returns

    • Documentation stating the frequency and amount of payment received from an issuing organization, entity, or governing body showing receipt of recurring income such as child support, alimony, retirement, or other similar forms of recurring income.

    • Please note we cannot accept bank statements as proof of deposit does not provide proof of legal employment.

Security Deposit

  • Upon all submitted applications being approved, the Security Deposit (equal to one month's rent) will be due and payable prior to lease being sent for signing.  Until such lease is fully signed, we will continue to show the property and process other applicants.

  • Please note, we will continue showing the property and processing other applicants until the security deposit is paid.

  • Once the security deposit is paid, we will draw up your lease agreement and schedule your move in!

Pet Policy

Pets residing within the Leased Property are subject to pre-approval prior to Application Acceptance.  If pet(s) are approved:

  • At the time of Security Deposit Payment, Tenant will be responsible for paying an additional non-refundable Pet Fee of  $300.00 per approved pet.  Payment arrangements will be considered upon request. 

  • As part of Monthly Rent Payments, Tenant will be responsible for paying an additional $25.00 per month 'Pet Rent' per approved pet.
